Greenville Pride!

GREENVILLE DDT: More than 40 potential bidders and subcontractors attended a pre-bid conference for the Washington County regional jail Thursday at the Washington County Courthouse.

The pre-bid conference with architects and members of the Board of Supervisors gave bidders a chance to meet while obtaining information about seven bid packages covering different aspects of construction.


The turnout pleased and surprised county officials.“I wasn't expecting as many people as we had to come out,” said Washington County Board of Supervisors President Paul Watson Jr. “It shows that there are a lot of people out there very interested in this project.”

The Bids are scheduled to be opened during the regular Board of Supervisors meeting on May 18. The new prison, a 500-inmate facility, will house 300 state prisoners and 90 from the city.

The remainder will be county inmates. Plans call for the facility to be built on five acres of land on King-Stokes Road, just off U.S. 82.

Now here's a project of which we should all be proud! What better place to build a prison than in Greenville? Water parks, restaurants, recreation facilities... forget about 'em... what WE need is a prison!

A prison will help keep Delta families (gangs) together. When these felons check out, they will return to their native streets and hoods, having perfected their "trades" in the big house. As prisoners, they will have access to free education and physical fitness, so when they emerge, they will be better educated and more physically fit "felons".

Employers will be eager to hire these reformed cons for their newly learned skills and trades, so the new prison is just a "win-win" for everyone! RIGHT?

P.S. I hear the city council is considering installing speed bumps on the newly paved Washington Avenue, to deter its latest use as a motorcycle drag strip. Wow, another Epiphany of logic... transforming concave pot-holes into convex "bumps". Gotta love 'em!

Maybe thats what I heard about. I thought they said they were building a wall around G'ville but instead they are building a so called prison to give felons the hope of getting their skills a jumpstart to be a better thug on the street. Now thats improving the lifestyle of good ole G'ville. Anyone want a house in Lake Manor? I will soon be leaving as soon as I can get my car loaded. I don't need to sell it just come and get it. Obama will buy me another one but even bigger, won't he?

Many years ago, Before DSU was in Cleveland, They was going to put the DSU college in Greenville. But at the time Greenville was in good shape and didn't want to be a college town. That sounds crazy to me, But the fact that we wouldn't take on a college but glad to have a prison?? Boy have times changed!

Greenville turned down DSU because it was a teachers college and we didn't want any radical ideas to be spread by those northern educated liberals.

A prison will fit in very nicely with our conservative views. Who needs DSU? Greenville can now boast of "Con-U"!

Didn't you read, the prison will make money!! They will charge per inmate! DUH!! Who do they think is paying the bill??? Surely not the residents!!!!!!!!!! We have schools and libraries falling down, yet we can find $12,000,000 for a stinking prison. Can we not just send them out West to the tent prison in the desert?

What I don't understand is why south of town and not north?? The city was growing south and dead north.

The place that they are putting it, is/was a good place for more Casino growth/ more jobs But instead lets run that off also.

So everyone that goes to prison is guilty, I wonder by with the onset of dna evidence they overturned so many convictions? Even if they were guilty, and any idiot knows everyone there isn't, is there any reform, will they learn any honest re-usable trade, carpentry, brick mason, farming, computer repair, food preparation. Could anyone really want to make a change for the better?

We don't even teach those skills in our pulic schools! It is a shame you have to go to prison to learn a trade. Guilty or not, prisons should not be an "alternative school" for a captive audience! If we had better schools, we wouldn't have so many people in prisons.

There are many educational opportunities that are available to the free world at little or no cost. Why should we have to imprison people to make them appreciate an education that was free for the taking before they chose crime as a lifestyle?

Anyone who can not comprehend that Crime = Prison, will probably not ever become a brick mason!

Oh, sorry....I was looking for a site that was discussing the POSITIVE aspects of Greenville. Were any of you walking or running in the Cotton Classic this morning? What a glorious day! Live music as participants moved through the route, arts and crafts on the courthouse lawn, Doe's tamales, lots of school spirit from several schools represented---all in all a totally positive and feel-good kind of day. Some moved on to the Crawfish Festival in Leland. Many will be at Pops in the Park on the levee tomorrow. Always look for the good! It's there, to be sure.

4:29 Get your head out of the sand and look around. G'ville is going to hell in a hand basket. A town that has loss 50% of its population in the last decade and long established business's doesn't seem to be going in the RIGHT direction! The good you are looking for is not going to be here much longer so WAKE UP !!!! So sorry but I am frustrated and tired of people with their so called positive attitude about G'ville. Sure there are some good points but they are few and getting less and less by the day. The bad is far greater than the good.

Five years? The national economy just crashed a few months ago, sounds like you have an overpricing issue happening.

There are plenty of folks who would be thrilled to buy at a reasonable or at a a steal a decent home in a decent neighborhood. There's the catch! So many neighborhoods have gone down in Greenville. People are going to have to be realistic and ready to do sweat equity in their home with some good staging, to make that home sell. Creative financing is out there, investigate for your buyers! Don't so "no, way!" I know folks who have done that and sold in a matter of a few days.

Declutter inside and outside, clean up inside and outside,landscape the yard, get rid of unneccessary items in the home to appear larger.

Depersonalize, get family photos out of sight!! Defunk the smell of the home from pets and kids, refresh, repair and remember, that first impression from the street and entering the home is more critical that ever!

If you are stumped on staging, find a decorator that does staging and spend a few bucks for a few hours of their time. The investment will pay off in a "sold" sign!

Yes, houses are selling in Greenville, not a lot, but, more than you know!

A miracle is needed said...

Has anyone counted the MANY houses for sell on Washington Ave?? Those beautiful homes! If they were located any where else, they would have been sold long ago. Unfortunately the rear neighborhood and that crime rate has to be overcome for any chance of those homes selling at a decent price.

That falls on the Mayor and Council bringing in more GPD to clean it all up.....yeah right!

i appreciate the realtor tips. what is wrong with family photos? is it better to let the house look "generic"? could you elaborate more on staging? what is that?

Having personal family photos out, during a showing, makes people uncomfortable to feel that they are invading a fammily's privacy. It shows "ownership" and discourages that customer imagining their family or themselves in that home. Get it out of there, store it.

As for staging, that is the best and most attractive placement of furniture, decor and accessories to play up the best points of the home.

So many times, people accumulate so much "stuff" that the rooms in the house are overwhelemed with clutter or too large furniture. In the end, a buyer only sees that and not the rooms. The rooms may be average or above average in size, but who can see it?? This applies to all the rooms, bathroom and kitchen. Too many chachkis or decorative items can block the eye of the buyer. Clean out closets, cabinets, etc. to show that spaciousness.

Minimal is highly encouraged in staging. Spaciousness is the goal sought for the buyer to see, airy, light, CLEAN rooms, it is critical.

Get the floors in shape, take up the ugly carpet or replace it, if the underfloor is in good shape, clean it, repair or replace with more updated proudcts for flooring. Buy area rugs!

In the front and back yard, clean up is key! Rake, keep mown, weed and trim up! Put the toys up, get rid of the yard art and any other clutter. Plant some new flowers or bushes, landscape and trim back bushes away from the windows and house, put down stepping stones to designated outdoor relaxing areas. Clean up the patios and porches. Have none? Set up an outside garden or yard entertainment area, to show the joy of outdoor living. Fountains are so popular today and don't have to be expensive to be enjoyed. The water sounds encourage relaxtion and will be pleasing to the buyer.

Get rid of junk, old lawnmowers, old useless bikes, and trikes, "crapola". Clean out the garage or carport, so the buyer can see that there is, indeed, room for two vehicles.

Curb appeal is critical to that first impression of the buyer. If it looks bad on the outside, they will never call to see the inside.

Paint, paint, paint! Do a professional job or hire one! Paint inside and outside, with attractive, neutral colors that anyone would accept. No outlandish colors on the inside or outside, not everyone wants a pink house, walls of installed mirrors or purple bedrooms.

How about the roof? Does it need to be replaced? Most homeowners insurance will cover the delta homes for years of past hail damage, windstorms and winds of hurricanes. All you have to pay is the deductible and claim roof damage. YOUR POLICY WILL NOT BE CANCELLED for making a roof claim! That is what you are paying your premiums for! Call your Ins. agent or if in doubt, call a roofer to see if a new roof is required, if not, ask him for a statement of roof condition for the potential buyer. One less worry for a buyer!

Defunk any home odors from pets and children. Get rid of any mold or mildew, insects, rodents, inside and outside.

Burn candles during showings to be sure their are enticing aromas and not horrid smells. Take out the garbage before a showing!! Just because YOU don't smell it, does not mean it does not smell! Be sure the temperature in the home is comfortable. If not, no buyer will hang around to take in the house sweltering or freezing!

(Maintenance is important too! If it makes noises or is not working properly, get it fixed or replaced!)

Most of all of this is a matter of elbow grease, common sense and a few dollars.

Most can be done by the seller and family, but if you need help, there are decorators in town, part time and full time, who can help you pull it all together to look its best. It is worth the investment of a few houss of their time for consultation advice or decorating for you, that will pay off in a big way to make that sale happen at the end! If you can not afford it, find a friend who has a great knack for home decor to help you see what you no longer see.

By the way, FYI, trailors are very hard to find financing for through the banks, nearly impossible, due to depreciation. Be prepard, make the price right to attract cash buyers or see if financing it for the buyer is an option.

My house is appraised at $145,000. I would sell it tomorrow for $75,000. It is in excellent shape and has been totally remodeled. I purchased it 13 years ago and have invested over $50,000 in renovations. Everyone wants to see it, but no one wants to buy it because they know they will never be able to resell it in Greenville. No one is moving into Greenville becuase there are NO jobs. Locals know better than to invest in real estate because they will only lose money! Nothing short of a miracle is going to save Greenville from its impending doom!

When 30% of the of Gville's residents pay 95% of the taxes and the biggest income into the county each month is welfare checks there is no where to go but down! Wake up ! We are crumbling and until we clean out City hall it will continue to crumble.
